Serving Johnstown, Colorado

Drywall Contractor in Johnstown, CO

Johnstown has changed faster than any town on our list. The old farm town between the Big and Little Thompson rivers now anchors a major commercial district at I-25 and US 34, with thousands of new homes around it. Fort Collins Drywall Pros has worked in Johnstown since 2011 and covers it from our shop 25 to 30 minutes north up I-25, often on the same day as our Loveland and Berthoud jobs.

Our Johnstown customers are split between homes and businesses. Homeowners in Thompson River Ranch, Pioneer Ridge and other new master-planned neighborhoods hire us to finish basements and garages, change builder textures and fix settlement cracks. Landlords, tenants and general contractors bring us commercial build-outs in the new retail, restaurant and office space around the 2534 district, where new retail, restaurant and office space keeps opening every season.

Johnstown licenses every contractor doing permitted work in town, and it collects a use tax on building materials at permit time, both covered below. We keep our Town paperwork current so it never delays a permit. We are fully insured, and every quote is written and itemized, backed by more than 1,300 completed drywall jobs across Northern Colorado, from basements to full commercial suites.

Local regulations

Johnstown licensing, permits and use tax

The Town of Johnstown requires a Town contractor's license for all contractors doing permit-required work within town limits. The license is applied for through the eTRAKiT portal, lasts one year, and needs a certificate of liability insurance naming the Town plus a Colorado Secretary of State Certificate of Good Standing.

Johnstown also collects a 3.5% use tax on construction materials when a building permit is issued. It is worth knowing when you compare quotes for a permitted basement or build-out, since it applies to the drywall, framing and other materials on the job.

Commercial tenant improvements and basement finishes both need Town permits and inspections before walls are closed. We schedule our board and finish work around those inspections.

Local knowledge

Where we work in Johnstown

The 2534 district

The mixed-use development at I-25 and US 34, anchored by a 250,000 sq ft Scheels, keeps adding retail, restaurant and office space. That means steady commercial drywall work and tenant build-outs.

Thompson River Ranch

A master-planned community with a pool, clubhouse, parks and trails. Many homes were built with unfinished basements, and basement drywall is our most common job here.

Pioneer Ridge and new subdivisions

Production builders including Richmond American, Lennar and D.R. Horton are active in Johnstown. New owners call us for texture matching after changes and for first-year repairs.

Historic downtown

Johnstown's original downtown grid has older homes and storefronts that need patient drywall repair where old plaster and newer board meet.

Local conditions

Growth on two counties' worth of clay

Most of Johnstown's new housing sits on former farmland in the Little Thompson and Big Thompson river valleys, where clay soils can swell with water. Builders design for it with engineered foundations and floating basement walls.

Drywall has to cooperate with that design. In a basement, that means leaving the gaps a floating wall needs and not locking wall board to the ceiling. Upstairs, it means expecting some first-year nail pops and fixing them properly when they appear.
